Reservations & Payment 

A reservation is confirmed once full payment has been received, unless otherwise agreed in writing. • All bookings are binding after confirmation.

Cancellation Policy (Strict – 30 days)

Guests may cancel free of charge within 24 hours of booking, provided the cancellation is made at least 30 days before arrival.  Cancellations made less than 30 days before arrival are non-refundable and will be charged 100% of the total amount.  No-shows will be charged the full amount.  We strongly recommend purchasing travel insurance.

Changes to Reservation

Changes to dates, length of stay or number of guests are subject to availability. Changes may affect the total price. Approved changes do not entitle the guest to a refund.

Check-in & Check-out

Check-in from 16:00. Check-out by 11:00. Late check-out only by prior agreement and subject to availability. 

Guest Responsibilities

Guests must respect the property, house rules and neighbours. The number of guests must not exceed the number stated in the reservation.  Any damages, missing items or excessive cleaning will be charged to the guest.

House Rules

No smoking indoors. No parties or events. Quiet hours: 22:00–07:00. Pets only by prior agreement Violation of house rules may result in immediate termination of the stay without refund.

Liability

Northern Nest Apartments Levi / Room Service Levi Oy is not responsible for loss or damage to guests’ personal belongings.

 Force Majeure

We are not liable for cancellations or disruptions caused by events beyond our control (e.g. extreme weather, government restrictions, natural disasters).

Governing Law

These terms are governed by the laws of Finland.
